💧Water

Bagamoya, like a lot of older apartment blocks, has a single municipal pipe providing water to the entire building. The cost of water is divided between all of the units, regardless of consumption, since it isn’t currently possible to measure the water use of each individual unit. Inspectors have access to read our water meter and invoices us the appropriate amount.

Cape Town experienced a massive “day zero” water crisis in recent years (and some experts say that we will eventually hit another one). Please be responsible with your water use. You can see our daily average usage per flat, above.

Taps on the ground floor, may be used to water the plants and to wash vehicles, but please be considerate with your use.

🔌 Electricity

Electricity readings for the flats are taken monthly. Melani shares photos of each unit’s consumption in the Bagamoya WhatsApp group and with our managing agents, Steer.
You should check that the submitted readings match your meter and ensure your charges and calculations are correct.
Bagamoya has a single-tariff electricity supply, meaning the entire building (12 flats plus common areas) gets one bill from the City of Cape Town (CoCT). This bill is paid by Steer, who then uses the meter readings to calculate each flat’s share and adds it to your monthly statement.
Since we receive one post-paid bill, the building is allocated 600 kWh at the discounted block rate. These are split across all flats (50 kWh each). Additional usage is charged at a higher rate.

For July 2024 to June 2025, your first 50 kWh will cost R3.4351 per kWh, and any additional usage will cost R4.7539 per kWh. You can find CoCT’s .
e.g. If your current meter reading photo showed 208450 kWh and the last month's reading was 208,200 kWh, it means you spent 250 units of electricity between readings. You will therefore pay: 50 units @ R3.4351 + 200 units @ R4.7539 = R1,122.535

⚖️ Rates

All sectional titles have rates due to the local municipality (City of Cape Town). These are calculated based on the market value of your property. These cover land taxes and services the municipality provides such as sewerage, refuse removal, roads upkeep, street lights, infrastructure, and so on. These are collected from owners (not tenants) directly by the City; owners should ensure theirs get paid each month.

📊 Levies

All sectional titles have monthly levies due to the Body Corporate. These are collected from owners (not tenants) via the managing agents and are exclusively used to pay for the running, maintenance, and improvement of the block, such as the electric fencing, electric gates, roof and gutters, painting, cleaning, recycling, and so on. Owners should ensure their accounts are not in arrears.

Each unit’s levy is calculated per square metre.
Separately, we charge a levy on garages, as these have maintenance costs for the door and roof.
There are separate levies for the maintenance of exclusive use areas (EUAs) —such as dedicated parking bays, the rear garden, and the front deck— which means only those units that benefit from the EUA contribute to that levy.
These are shown as individual line items on each owner’s statement each month.
