We performed a camera inspection of the sewer line (50 feet total) from the cleanout near the front entrance of the building to the city sewer main line. We identified a few cracks (48 feet) and a large hole (32 feet, tennis ball-sized) with tree roots. The hole is most likely the reason the building is constantly experiencing backups.

Fortunately, because the pipe has not yet collapsed and the bellies are not too pronounced, we can provide a trenchless repair using a UV-curing sewer liner. Sewer lining allows us to insert a new PVC pipe into the existing one without digging up the property. It’s a significantly cheaper and more time-effective solution than traditional sewer excavation. We suggest getting the sewer lining done as soon as possible before the bellies become extreme or/and the hole causes the sewer pipe to collapse, which would require digging up the front yard and the street and result in more time consuming and expensive repair.
2) Catch Basin to Sewer Line Pipe:
This pipe has not been maintained in a while.
In case you decide to move forward with Sewer Lining Installation, jetting this line (*2) will be required to remove the grease and provide access to the connection (refer to blueprint above) to cut an opening through the New PVC pipe in the sewer line (”Reinstatement”).
Sewer Solution Estimate (1 day of work):
- Install 50 feet of Sewer Lining = $7600
- Jet Catch Basin-Sewer Pipe and cut a connection hole in the New Sewer PVC pipe = $1200

3) Water Meter Flange and Gate Valves
The city inspector flagged the flange valve and the gate valve associated with the water meter to be replaced. This is a highly technical job for a very experienced and skilled plumber. We suggested replacing it as soon as possible per city requirement.

3.5) After the Meter Gate Valve Pipes and Valves
On 7/8 we identified that the pipes and valves after the gate valve meter is compromised and will require repair.

3)Water Shut Off Valves ( Verified)
We have identified 6 seized shut-off valves. This is an emergency situation which is why the city flagged it. If the shutoff valves don’t work properly, and there is a leak, the building is at high risk for significant water damage.
Despite the fact that the city is only mandating 2 valves, in our opinion it is a safety hazard not to do all 6.
3 units ( 2x 2” and 1x 3/4”) located in the Hallway Ceiling by unit 1E
2 units (2”) located in the storage room by unit 1A
1 unit (1.5”) located in water heater/boiler room. Replacing vertical pipe to next connection will be required.
We will replace the other 3 valves FREE OF CHARGE due to us already performing work in this area. We suggest opening and closing all the valves every 6 months to maximize their life expectancy
Note :Every time the shut-off valve requires replacement, the entire building water supply must be stopped and drained for the duration of repair= $400 (will be included in the estimates)
We identified that tier A has been experiencing kitchen back-ups on the first floor. We inspected first floor kitchen horizontal pipe from the clean out in the storage room. We suggest jetting and descaling kitchen line from the clean out behind for the tier A (storage room) in the near future.
