Creating a Listing

List your clients’ properties for lease or sale with GroundOS


GroundOS empowers you to reach dozens of interested bidders and buyers, helping to aggregate a deep pool of high-quality, high-paying bidders on behalf of your client. This document will cover the steps required in creating a listing.

Step-By-Step Guide

1. Choose your starting point


There are 3 different places to begin your listing journey:
Land Manager
Contacts
Land Overview

From Land Manager

Click the “Land Manager” portal on the left hand side of your screen and you’ll be navigated to the Land tab

From here, click the Listings button along the top of your screen to view your organization’s listed properties.

Click “Create” at the top right of your screen to create a listing

From a Contact


Contacts are where you and your organization will keep track of properties, listings, bids, and other relevant information about your clients, farmers, hunters, land buyers, and other site users.

Add a New Contact or click into an existing one.
Then navigate to the client’s listings by clicking the Listings button along the top of your screen.

Click the Create Listing button in the top right of your screen to create a listing for which this contact is the landowner client.

From Land Overview


Click into a Property either via the Land Manager tab or via a Contact if you’ve already added a landowner to the Property.

2. New or Existing Property

Upon selecting the Create Listing button, you’ll be prompted to answer whether you’d like to create a listing from a new or existing property

Select the “New property” option if you want to create a listing from a property that you haven’t yet added to your Properties tab.
Clicking next will initiate the flow.

1. Select your fields


Search for your property by address or using the Parcel ID search.
Click the parcels relevant to your property. If the parcels do not accurately reflect your client’s Property, use the drawing tool to indicate the correct boundaries.
Upon selecting a parcel, you will encounter a question: is this parcel used for hunting or recreation? Answer yes or no and continue selecting parcels relevant to your clients’ Property.

Click ‘Next’ when you’ve finished selecting parcels

2. Indicate the land use for each Common Land Unit (CLU) on the Property

A CLU is the smallest division of a parcel and attempts to distinguish between different portions of a property by separating tillable fields and trees located within the same parcel, for example.
The CLUs will be filled in automatically for the parcels you selected in the previous step.
Click each CLU to indicate its Land Use type.
Possible Land Uses include the following:
Tillable (Irrigated)
Tillable (Non-irrigated)
Pasture
Reserve Program (CRP)
Reserve Program (WRP)
Timber
Other

If the auto-populated CLUs do not accurately reflect the acreage calculations for your listing, you can elect to draw the correct amounts using the button at the top right of the screen.
Once you’ve indicated a land use type for each CLU, click ‘Next’ to advance to the Information step.

3. Enter additional information related to your listing

The location information will be auto-populated based upon the parcels you’ve selected in adding your property.
Easily change the auto-populated location information by typing in the correct data.
Click “Add Landowner” to add your client as the property owner and easily keep track of their assets

A sidebar populate will give you the option to add either a new contact or existing contact to as the property’s landowner.
An existing contact is one that you’ve previously added to the Contacts section of GroundOS.
Begin typing the contact’s name or email address to locate and select them as this property’s landowner

Create a listing from an Existing Property

The Farms tab within the Land Manager portal is similar to the back-of-the-store inventory at your local grocery market. Adding your clients’ assets to the Properties tab organizes the documents, transactions, and data associated with each of them so you can easily access it all in one place. When one of your client Properties needs a new tenant or is going to be sold, you can move the Property to the front-of-the-store shelves for the public eye to see by Creating a Listing from your Property.
Search for an existing property by scrolling through the complete list of your organization’s farms or by typing in the search bar to find the property by title.
Once you’ve selected a property, click ‘Next’ at the bottom to advance to the Information step

3. Property Information

The property information steps gives you the opportunity to review and edit the farm address and add a new or existing landowner to the property.
If you are creating this listing from within a Contact, the contact will automatically be assigned as the property’s landowner.

4. Transaction type

Indicate what kind of listing you want to create.
Lease-
If selecting Lease, select Cash Rent for Lease type, and Auction for Listing Type.
Note: If you did not indicate that this property was used for hunting when selecting the parcel(s), you will not have the option to create a hunting lease listing. Please create a new property and indicate the parcel is used for hunting to create a hunting lease listing. Create separate listings for each land use type if, for example, you wish to list both tillable and hunting portions of a property.
Sale-
If selecting Sale, select Auction if you wish to conduct a sale auction for this property, or select Standard if this is a traditional For Sale listing.

5. Listing Information

The selected transaction type will determine the remaining steps in the listing creation process.

The Listing Information step includes relevant dates for your auction, the starting bid price, features present on the property, and designated areas to upload documents and photos related to your listing.

6. Create Contract (lease only)

Indicate values that will populate your client’s lease contract.
Information required will include names, addresses, acreage amounts, relevant dates and more.
Additional Agreement Terms
The Additional Agreement Terms section provides you with the opportunity to add additional clauses that you or your client would like to see on the contract.
Lease Value
Input and edit acreage amounts to ensure your client receives the full amount due to them for their asset
Payment Schedule
Indicate your desired payment schedule by selecting the payment frequency and the date of the first lease payment.

Your listing has been created! The listing will be visible on both your organization’s and on .
