We strategically integrate essential skills and outline a comprehensive vision, ensuring that the project progresses smoothly from conception through to the design and execution phases.

Environmental Analysis

My approach involves fostering a deep connection to the land, indigenous traditions utilizing local natural building resources, and conducting thorough site analyses to assess properties such as thermal dynamics, watershed, sunlight exposure, ecology, and soil quality. I guide you in integrating permaculture design principles and leveraging ancestral, indigenous, and vernacular knowledge to maximize the project’s ecological and cultural ripple of impact.

Financial Planning

Together, we will develop robust financial and business models tailored to your project's specific needs. This includes crafting detailed proformas, conducting market viability analyses, and outlining strategic go-to-market plans. Our network of legal and financial experts will assist you in structuring deals and defining legal frameworks to maximize your investment potential and ensure financial sustainability from the start.

Business Model Development

I will guide you in monetization strategies, competitive analysis, market positioning, customer profiles, establishing key partnerships, exit strategies, and other critical business development techniques to make sure your project is successful.

Master Plan Finalization

I will take the lead, or assist in, hiring consultants to initiate or complete your development's master plan. This includes designing the placement of infrastructure, buildings, permaculture systems, and water retention strategies, ensuring that every aspect of the physical development enhances functionality, sustainability, and overall aesthetics.

Cost Estimation

I will guide you to manage the detailed construction cost estimating process, helping you navigate current market conditions such as inflation and labor rates. This enables accurate budgeting and financial planning to keep the project financially viable throughout its development.

Architecture Design

I review your schematic designs to ensure they are practical, resilient, cost-effective, and aesthetically pleasing. We will collaborate with top-tier professionals to refine the designs and align all project elements with your vision and sustainability goals. As a trained architect from Taliesin, the Frank Lloyd Wright School of Architecture, you have the option to contract my design services for an additional hourly fee, in addition to overseeing this phase.

Capitalization

Utilizing our extensive network of financiers, including potential leads like the Cohere Property Fund, I will assist you in creating tailored investment strategies that align with your project’s profile. I will guide you through planning and conducting strategic fundraising meetings, optimizing your debt-to-equity ratios, and ensuring efficient fund deployment. We will also explore innovative funding mechanisms, including on-chain and DeFi solutions, as applicable.

Construction Documentation

I will help you oversee the creation and review of detailed construction documents, prioritizing critical areas to minimize discrepancies that could impact construction quality and timelines. I will alert you to potential cost overruns and high-risk areas, streamlining the construction process to mitigate potential issues and unnecessary costs or delays.

Permitting Process

Supporting you through the permitting process, I will review architectural drawings and strategize to ensure compliance with local regulations while innovating solutions around unnecessary red tape. My guidance will facilitate smooth interactions with permitting authorities to avoid delays and obtain all necessary approvals efficiently.

Construction Administration

During the construction phase, I will provide insights on how to effectively oversee and administer the project, ensuring that milestones are met and the build quality meets the highest standards. I will coach you or I can also mediate between architects and builders to resolve any issues and maintain a smooth workflow, as applicable.

Promotion & Monetization

I will strategize and execute marketing plans for hospitality bookings and home sales, leveraging our extensive network to target aligned buyers and renters. Our efforts are designed to ensure optimal occupancy and revenue generation post-completion, aligning marketing efforts with the project's unique characteristics and values.

Network Resources

Through my extensive network of product vendors and service providers, you will have access to vetted resources such as structural engineers, architects, prefab structures, building materials, construction services, booking services, marketing, design and more.

Liquidation Strategy

There are many liquidation strategies and distribution mechanisms that can be employed to leverage the equity of your property and distribute ownership to the community through fractional share liquidation or full buyouts.
