What form of payments do you accept (other than check or money order)? If credit cards, online payments, and/or ACH payments are accepted, what convenience fee is charged to residents?
Accept all kinds of payments, except cash. They have a credit card machine in the office. if they pay by credit card over the phone, there is a 3% convenience fee. They use Loft payments for ACH, credit card, and debit card. For checks and money orders, the don’t scan, they do manual deposits, and take them to the bank. Manual deposits for the credit card payments received in office.

RealPage - Onesite Leasing and Rents

Leases are uploaded to Onesite, but also stored in files on-site.

No, there is a cell phone (AT&T) that he guys carry.

Does the site have a Facebook, Twitter, Instagram, Pinterest, Craigslist, Snapchat, any other form not listed? If yes who maintains and is amin for them?
Have a Facebook page, and a resident Facebook page. Penny maintains it and is admin, the email address associated with the page is northwoodluxury@yahoo.com.
Does the community maintain the Google My Business account? If yes, who is the admin?
They do not maintain it.

Annual Inspection was performed in March 2026. No sprinklers in Phase 1, sprinklers in Phase 2. Austin Premier, Martin Babb.
Are there any buildings under fire watch currently due to code compliance (what building and who is monitoring)?

Are there any outstanding City Code issues (location/course of action being taken to correct the problem)?

Does the property have a clubhouse or a suite that can be rented out?
Corporate units can be rented for resident guests.
Do you have “No Cash Accepted”, “Photo ID Required to Tour” and Fair Housing signs displayed in the office?

No. They have a work truck the maintenance team uses.

Does the site maintain a warranty log for replacements?
No.
What does the maintenance team get the most work orders on?
Phase 1, appliances due to age. Phase 2, breakers, they are replacing a lot of these currently.

March 2025, however, they enter every unit every six weeks to clean the air purifiers and change AC filters.

Issue with Cindy. Cindy is messing up ledgers and is having trouble remembering things, and not performing well. Penny said she had Cindy go to the doctor to check for dementia and Alzheimer's, and Cindy is pre-dementia, so Penny and Charro are covering the slack for her.
