Action Plan
1. LaFollette FacilityLaFolette
Current Conditions
The LaFollette facility shows several maintenance and visibility issues. Images (pages 2–20) indicate a generally functional site but with aesthetic and preventive upkeep needs.
Key findings include:
Poor signage visibility from the main road and lack of nighttime illumination. Gutters and roofline full of debris; visible staining and leaf accumulation. Parking lot needs restriping, add spaces and unit numbering for clarity. Office requires flooring replacement and reorganization of equipment. Several bollards and HVAC units need paint and cleaning. Electrical conduit by the gate and fence appears exposed and potentially unsafe. Overall curb appeal is diminished by debris, faded paint, and poor lighting. Action Plan
2. Palmer FacilityPalmer
Current Conditions
The Palmer property exhibits drainage, signage, and cleanliness deficiencies, affecting both curb appeal and functionality. Photos (pages 2–6) reveal standing water, mud buildup, and faded exteriors.
Primary observations include:
Standing water and soft ground due to poor grading behind buildings. Thin gravel coverage and rutting in drive lanes. Metal walls and doors are dirty and discolored from oxidation and runoff. Signage and branding are minimal and lack visual impact. Front parking area has no defined striping or layout. No lighting visible near entrance or drive lanes. Action Plan
3. Sequatchie FacilitySequatchie
Current Conditions
The Sequatchie site is operational but neglected in landscaping and presentation. The photos (pages 2–6) show overgrown vegetation and buildup of debris along and behind storage buildings.
Notable conditions include:
Overgrown weeds and brush along fence lines and rear property boundary. Leaves and debris accumulated behind buildings and near signage. Exterior doors and walls dirty with visible grime. Signage appears weathered; one banner detached and placed on the ground. Driveways and gravel surfaces are uneven with shallow areas needing refill. Action Plan
4. Tracy City FacilityTracy City
Current Conditions
The Tracy City interior climate-controlled building requires both cosmetic and functional upgrades. Based on the task list and the interior/exterior images (pp. 2–15):
Interior floors are bare concrete with visible staining and wear. Ceiling tiles are missing or stained, suggesting prior leaks or HVAC condensation issues. Electrical panels appear unsecured and exposed; safety compliance issue. Several lights flicker, likely ballast or LED driver failure. Doors and walls are dirty and scuffed. Exterior landscaping and parking lack definition; grass is encroaching on gravel drives. Equipment storage and rat packs indicate clutter or rodent prevention concerns. Banner and signage visibility from the road are minimal. Action Plan
5. Gruetli-Laager Facility
Current Conditions
The site appears structurally stable but lacks curb appeal and consistent branding. The to-do list and images show:
Dull and stained exterior paint. Vegetation close to the perimeter fence and signage partially obscured. Drainage near drive lanes uneven with small erosion trenches forming. Lighting appears limited. No visible customer signage or directional cues. Action Plan
6. Hampton Facility
Current Conditions
This location shows aging infrastructure and general wear:
Exterior paint is fading and peeling in multiple areas. Driveway cracking and weeds emerging along seams. Limited parking space striping and no clear directional flow. No lighting near entrance; security visibility is poor. Unit doors appear dull or oxidized. General clutter and leaf accumulation at fence line. Action Plan
7. Elizabethton Facility
Current Conditions
Photos and notes show moderate deterioration but solid structure:
Entryway and signage outdated. Gutter and roof edges contain debris. Drive surfaces clean but unstriped. Landscaping minimal with overgrown grass near fence. Office needs minor interior upgrades. Action Plan
8. Foresite Facility
Current Conditions
This location appears to have general exterior neglect and low visibility:
Building surface dirty and uneven color tones. Vegetation growing along base of structure. Gravel lots compacted and rutted. Signage small and not illuminated. Some areas show corrosion on metal surfaces. Action Plan
9. Catherine Facility
Current Conditions
Catherine appears to be primarily an outdoor-access facility showing signs of deferred upkeep:
Weeds growing at base of buildings and around fence line. Doors show oxidation and paint loss. Signage is small and low to the ground. Debris visible near the property edge. Action Plan
10. Coalmont Facility
Current Conditions
This site has the most limited development and appears to need basic structural and presentation improvements:
Exterior walls discolored; needs cleaning. Gravel drive under-maintained. Grass and brush encroaching on property edges. No clear signage or flags for visibility. Drainage around base areas may be causing erosion. Action Plan
