Design Process

Below is the design process for your outdoor design.
We offer this proposal, including all original concepts and designs, with the agreement that you will not share them publicly, on social media, or with outside contractors without the permission of Pratt Guys. We do encourage you to share the site internally with your family and friends and build excitement for your project!

Design Waivers

1️⃣ Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
2️⃣ Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Client must obtain landscape plan to verify specific plant species and sizes.
3️⃣ Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
4️⃣ Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Feasibility Study

Primary Structure Setbacks
40' from front property line
10' from side property lines
40' from rear property line
According to zoning plans examiner Brandon Tirado, the coastal construction control line serves the same purpose as a building restriction line, which means nothing can encroach it. Setbacks are measured from the walls, so if an eave can technically hang over the CCCL by no more than 3'.
If the homeowner wants to encroach the CCCL, they will need to apply for a variance and we will need to apply for an additional permit from the DEP
Accessory Structure Setbacks
Same as primary structures
Flatwork (paver decks & pools) that is lower than 3' at its vertical peak can extend to property line. DEP will need involved if we cross the CCCL with pavers.
NOTE*: If Pratt Guys builds a deck that is taller than 3', it will need to follow the primary structure setbacks.

Below are renders of your project as quoted. The materials are temporary, and will be updated after your final selections are chosen. Adam mentioned that you would be getting your residence painted in a neutral color, so we opted for Greek Villa from Sherwin Williams. I can also change that to the color you choose once I know for sure what that will be.

Possible Upgrades

We wanted to show you a few places that we thought had potential for upgrades. Below are side-by-side comparisons of these areas.

Fireplace

With the new marble decking, the existing tile surrounding the fireplace doesn’t match up nearly as well as it did with the floor tiles. For better cohesion, we thought adding the marble decking to the walls (along with a TabbyStone fireplace mantle and an accent strip of the pool tile) would really tie everything together.

Cabana Closet Wall

Spaced with room for wall art, a couple of sconce light niches with marble shelves to match the deck break up the flat exterior wall of the cabana closet.

Marble Steps & CMU Retaining Wall

Along the same lines as the fireplace, new marble treads and risers for the steps, along with a CMU retaining wall with stucco and marble caps would help tie the whole design together.
