Design Waivers
1️⃣ Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
2️⃣ Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Client must obtain landscape plan to verify specific plant species and sizes.
3️⃣ Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
4️⃣ Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Design Update Summary – October 9, 2025
We’ve updated your design page with all the colors and materials selected during our last meeting. You can view each product in the Selections Spreadsheet, with direct links to their manufacturer webpages.
A new animation and updated renderings show the project with your latest selections. Scroll further to the Options section to review different materials and finishes for elements like the cold plunge, walls, and step risers—these can be mixed and matched however you prefer.
The layout section includes plan views and pool details. Key points for your review:
Spa Jets: Currently designed with 10 jets (one per seat) but can be increased to 14 without changing pool equipment. You can choose the jet layout—more therapy jets per seat or even a “quiet” seat with no jets. Pool Depths: 3’-6” (shallow), 8’-0” (deep), and a 10” tanning ledge. If you’d like shallower depth for the swim-up bar (around 3’-2”), let us know. Pool Slope: We used the steepest code-allowed 3:12 slope for a larger deep end, but it can be adjusted for a gentler transition. Steps: Entry steps and tanning ledge steps are kept at the shallowest practical height for easy access. Outdoor Kitchen: The latest layout includes all appliances labeled for review. Sunken Fire Pit Revisions

Below are a couple of updated renderings to help you visualize the sunken fire pit area. One version shows it with the acrylic window, and the other shows it without.
In both renderings, I also swapped out the built-in seating for standard loveseats so you can see how that option would look. The loveseats do take up a bit more space, so the window would need to be a couple of inches shorter on both sides, and there’d be a little less clearance around the fire pit—but the trade-off is that it would likely feel more comfortable with the seatbacks.

Style Preferences and Materials Aesthetic: The clients favor a modern, clean-line design consistent with their updated house interior. Material Choices: Interest in subway tiles, inspired by the London Underground, and wood accents that would complement the outdoor look without overwhelming the modern feel. Functional Entertaining Space: Focus on creating a comfortable hangout and entertaining area Ensure the space can accommodate the client and their family (5-8 people) comfortably Integrate TV’s strategically for watching sports Raise entire pool deck to lanai height or one step down from lanai height. Remove existing hot tub. Create sunken kitchen with swim up bar in that area. Interested in retractable pergola to cover outdoor kitchen area shown in section below utilized a retractable pergola under a screen enclosure. We are dealers of retractable pergolas. See links in section below. Another option would be to create a built in structure connected to the screen enclosure. See examples in section below. Existing Structure: The clients prefer to keep the screen enclosure but with potential upgrades like retractable pergolas inside the screened area for flexible coverage. Bug Control: To address bugs, they might rescreen with a finer micro-mesh and plan a more plant-free area within the enclosure to reduce breeding grounds for insects Natasha loves fire features. Fire pit was discussed as a potential seating area separated from the main outdoor kitchen and entertainment space. The clients envisioned it as a cozy, secondary area, possibly located at the end of a long space where the hot tub currently is. Open to other locations as well. Under Lanai: The dining area will remain under the lanai, with possible inclusion of couches and lounge seating to create an outdoor living room feel. TV Viewing: A seating arrangement within view of the TV was highlighted, especially near the swim-up bar. A putting green was discussed as a potential addition to the outdoor space. The suggested location for the putting green was near an area where swings are currently covered. Initial Layouts: Jack will create a few preliminary 2D layouts to establish the general placement of all elements, focusing on size, orientation, and overall arrangement. Design Approval: Once the basic layout is approved, a more detailed 3D rendering will be developed. This helps to visualize the space more realistically and finalize key design choices. Material and Color Selection: After the 3D design is approved, Jack and the clients will meet in person to review material and color options, with samples available at the showroom. Invoice Approval: Once all elements are chosen, a final invoice will be prepared for the clients to approve, locking in the design and budget. Goal for Design Completion: The 3D plans are targeted for completion by early January. Engineering and Permitting: Expected to take about three months in total, including two months for engineering and one month for permitting. Construction Start: Aiming to break ground by late April. Next Steps:
Site visit on Tuesday the 15th. Will verify time next week. Review Pool Layouts and Mood Boards. Provide feedback to Jack.
