Below is the design process for your outdoor design.
We offer this proposal, including all original concepts and designs, with the agreement that you will not share them publicly, on social media, or with outside contractors without the permission of Pratt Guys. We do encourage you to share the site internally with your family and friends and build excitement for your project!
Design Waivers
1️⃣ Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
2️⃣ Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Client must obtain landscape plan to verify specific plant species and sizes.
3️⃣ Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
4️⃣ Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Style Preferences and Materials
Aesthetic: The clients favor a modern, clean-line design consistent with their updated house interior.
Material Choices: Interest in subway tiles, inspired by the London Underground, and wood accents that would complement the outdoor look without overwhelming the modern feel.
Functional Entertaining Space:
Focus on creating a comfortable hangout and entertaining area
Ensure the space can accommodate the client and their family (5-8 people) comfortably
Integrate TV’s strategically for watching sports
Pool Deck
Raise entire pool deck to lanai height or one step down from lanai height.
Outdoor Kitchen
Remove existing hot tub. Create sunken kitchen with swim up bar in that area.
Interested in retractable pergola to cover outdoor kitchen area
Another option would be to create a built in structure connected to the screen enclosure. See examples in section below.
Screen Enclosure
Existing Structure: The clients prefer to keep the screen enclosure but with potential upgrades like retractable pergolas inside the screened area for flexible coverage.
Bug Control: To address bugs, they might rescreen with a finer micro-mesh and plan a more plant-free area within the enclosure to reduce breeding grounds for insects
Fire Pit
Natasha loves fire features. Fire pit was discussed as a potential seating area separated from the main outdoor kitchen and entertainment space. The clients envisioned it as a cozy, secondary area, possibly located at the end of a long space where the hot tub currently is. Open to other locations as well.
Seating and Dining Areas
Under Lanai: The dining area will remain under the lanai, with possible inclusion of couches and lounge seating to create an outdoor living room feel.
TV Viewing: A seating arrangement within view of the TV was highlighted, especially near the swim-up bar.
Putting Green
A putting green was discussed as a potential addition to the outdoor space. The suggested location for the putting green was near an area where swings are currently covered.
Design Process
Initial Layouts: Jack will create a few preliminary 2D layouts to establish the general placement of all elements, focusing on size, orientation, and overall arrangement.
Design Approval: Once the basic layout is approved, a more detailed 3D rendering will be developed. This helps to visualize the space more realistically and finalize key design choices.
Material and Color Selection: After the 3D design is approved, Jack and the clients will meet in person to review material and color options, with samples available at the showroom.
Invoice Approval: Once all elements are chosen, a final invoice will be prepared for the clients to approve, locking in the design and budget.
Timeframe
Goal for Design Completion: The 3D plans are targeted for completion by early January.
Engineering and Permitting: Expected to take about three months in total, including two months for engineering and one month for permitting.
Construction Start: Aiming to break ground by late April.
