Design Process

Below is the design process for your outdoor design.
We offer this proposal, including all original concepts and designs, with the agreement that you will not share them publicly, on social media, or with outside contractors without the permission of Pratt Guys. We do encourage you to share the site internally with your family and friends and build excitement for your project!

Design Waivers

1️⃣ Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
2️⃣ Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Client must obtain landscape plan to verify specific plant species and sizes.
3️⃣ Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
4️⃣ Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Feasibility Study

Primary Structure Setbacks
20' from front property line
5' from side property lines
(Minimum clearance of 5’ between the furthest projections of the structures on adjacent lots)
If the lot width is 75 feet or greater, the side setback will be a minimum of 7.5 feet, as measured from the furthest projection.
10' from rear property line
Garages can be 18' from front property line, but only if attached to the primary structure

45', or no taller than the height of the existing primary structure if adding on

Pool House Notes
This will need to identified as a Guest House or Guest Quarters or Guest Cottage, if there is a kitchenette and living quarters in its design, provided the structure is a unit in a building separate from and Accessory in Use and size to the main residential building on a lot, intended and used only for intermittent or temporary occupancy by a non-paying guest or family member.
A Guest House may contain limited kitchen facilities such as microwave oven, bar sink, less than 10 cubic foot refrigerator/freezer, provided the unit is not occupied by the same tenant in excess of thirty (30) days within the same calendar year, and the unit shall not be rented.
A Guest House shall not be considered a separate Dwelling Unit provided such conditions are met.
A Guest House shall also meet the same required yards as the principal Building or Structure
Private garage and storage — buildings provide such structure shall be accessory in size to the main residential Building and the maximum eave height shall be no greater than the maximum eave height of the main Use Structure, unless the Structure is placed in such a manner on the Lot that the Structure cannot be viewed from the front property line, either due to distance or by being fully screened with opaque fencing or landscape

Environmental Limitations
You will notice the curved drip lines on the property survey. No permanent construction may encroach these areas. "The dripline of the trees is protected and should remain free of construction activities."
Removal of any other trees or shrubs outside of the bonus tree protection area would be permissible without a county permit in coordination with SJC LDC Section 4.01.05.C.11

We will submit two separate ARB Applications for this project: one for the pool house and one for the remaining work. The pool house falls under ‘new construction’ guidelines and requires a landscape plan. This plan must accompany both the pool house and the general backyard work applications.
A key requirement is screening the pool equipment pad from view using a wall and landscaping. A visual document showcasing this screening, along with the specific shrubs listed in the landscape plan, is essential.
Additionally, any pool equipment near the house must be enclosed on two sides by a 42” high matching wall or appropriate landscaping, including 7 gallon shrubs. The service opening should not face the street, and on lake lots, landscaping must adhere to specific landscape requirements.
