Hatch currently shares it’s offices with fellow Startup Ownhome 🧡. With Ownhome recently raising $31m Series A and Hatch also ready to fly the coup with a $7m round it’s time we say goodbye to our house mates and leave the nest.

I was lucky enough to be privy to our office fit-out for our new building when I was working in San Francisco. I also have a connection that’s doing an office fitout for their new company in Jakarta. So most of the knowledge here is from osmosis, experience and first principles.

Notes

Needs fit out of offices through walls and dropped or bracketed ceilings for appropriate sound proofing
Need to check overall insulation for winter (summer air-conditioning) - Utility cost?
Needs installation of powerpoint across the skirt boards or hung from the ceiling, ideally direct from breakers

Culture

Cool $50 limit thrift-shop show & tell for new items to decorate the office
Invite partners to the grand opening and maybe big employers branding partners (could be a seperate event)

Space Requirements

Hatch is currently ~16 staff and plans to hire another 15 or so staff in the coming 2 months bringing the employee base to 31.
You probably want a buffer of an additional ~5 people on a 12 month lease. So at 14 sqm per person. You’re looking at somewhere around 500 sqm.

Fit-out

If the new office needs appliances, desks and chairs. Recommend setting up a procurement with I know they fitted out the current Ownhome / Hatch office and if there isn’t any negative feedback it would be easy to engage with them again.

Cost

Rubber Desk has Surry hills at ~$650 sqm. 52 Kellet Hatch’s current office seems have been rented out 20 desks to (OwnHome?) for $11k / month for 100 sqm for 20 desks. So $1320 sqm per year. (This doesn’t seem to include shared spaces like kitchen and balconies though). Also potentially as one point for $5500 month for 10 desks.
