Determine the lease value on your clients’ tillable ground
A CashRentstimate report informs agents and landowners on what a tillable piece of ground should be earning per acre for cash rent based on multiple data points including county averages, yield history, and soil profiles. GroundOS Agents can use CashRentstimate reports as a lead generation tool to run tillable lease auctions on their client’s behalf.
Agents can generate CashRentstimate reports through the CashRentstimates tab in GroundOS, or through the
Click CashRentstimates toward the top-center of the page.
Click Create on the right-hand side of page.
Use the interactive map to locate the parcels for your tillable lease listing. Search by City, State, County, Address, Zipcode, or Parcel ID to locate the parcels.
Once you have found your parcel(s), select them by clicking on them
If the parcel boundaries do not accurately reflect the property you are listing, click
in the top-right of the map to mark the boundaries of your listing for this step.
You will see this pop-up box appear with the question, “Is this a parcel used for hunting or recreation?”.
Select No and click Save. Repeat this step for each parcel.
The parcels that you have selected should be highlighted. The field that you have selected should show on the left side of the screen with the parcel id, owner’s name, and total acres.
Click Next.
2. Select Land Use
You will now see the Common Land Units(CLUs) outlined in green within your selected parcels. These indicate separate land use types within the property.
Possible Land Uses include the following:
Tillable (Irrigated)
Tillable (Non-irrigated)
Pasture
Reserve Program (CRP)
Reserve Program (WRP)
Timber
For a CashRentstimate, it is only necessary to assign a land use for the tillable portions of the property.
As you click each CLU, you will have the option of which land use type to assign it. If a CLU boundary is missing or is inaccurate, use
to create the proper boundary for the Land Use Type. Once you select a land use type, click Save and repeat for all applicable CLUs.
Remember, only the tillable portion of the parcels should be selected as “Tillable Non-Irrigated” land use type. This ensures that an accurate estimate is given on the rental value.
Once each tillable CLU has been assigned a land use type, click Done in the bottom right-hand corner.
Scroll down.
Adding a landowner to this CashRentstimate will file the report under their contact within your GroundOS account. This helps to keep your client’s assets organized but is not required.
To add a landowner, click Add landowner at the bottom of the screen
Select an existing contact as the landowner, or select New contact and complete the necessary fields to create a new contact.
Click Finish.
3. Review CashRentstimate
The CashRentstimate provides a range of what the tillable acres should be earning in cash rent, along with an average per acre for similar ground in the area. Almost all tillable lease auctions conducted on CommonGround receive bids over the high-end of the estimate range.
The CashRentstimate is not available in all states at this point. If an estimate is not available for the property, an agent is still able to run a lease auction on the property.
Click on the Soil Map tab to see the soil make-up of the tillable acres.
The interactive soil map shows the location of the soil types on the farm. Below the soil map is a soil table that details the soil codes, soil ratings of each soil, and the average soil rating of the tillable acres.
