LEASE AGREEMENT
THIS LEASE AGREEMENT is made on [Date]
BETWEEN:
(1) The Lewes Commons (Registered Charity Number: [insert number]), of [insert address] ("the Landlord");
AND

1. Definitions
"Premises": [Insert description and address of property/land being leased] "People In Commons CIC": The Community Interest Company (Company Number: [insert number]) whose directors are The Lewes Commons and all leaseholder organisations and individuals. "Lease Term": Seven (7) years, renewable after every five (5) year term as per Clause 4. 2. Ownership and Purpose
2.1 The Landlord is the legal owner of the Premises.
2.2 The Leaseholder acknowledges that, as a condition of this lease, they are a member of People In Commons CIC and agree to collaborate with other leaseholders as part of their membership.
3. Directors of People In Commons CIC
3.1 The directors of People In Commons CIC shall comprise The Lewes Commons and all leaseholder organisations and individuals, as may be updated from time to time.
4. Term and Renewal
4.1 The lease shall commence on [Start Date] and continue for a period of seven (7) years ("the Initial Term").
4.2 The Leaseholder may apply to renew the lease at the end of each five (5) year period, subject to agreement by The Lewes Commons and compliance with the terms of this lease and the rules of People In Commons CIC.
4.3 Renewal terms will be negotiated in good faith and documented in writing.
5. Use of Premises
5.1 The Leaseholder shall use the Premises for [insert permitted use] and in accordance with the aims and objectives of People In Commons CIC.
5.2 The Leaseholder shall not assign, sublet, or otherwise part with possession of the Premises without the prior written consent of The Lewes Commons.
6. Membership and Collaboration
6.1 The Leaseholder agrees to actively participate in the activities and governance of People In Commons CIC.
6.2 The Leaseholder shall work collaboratively with other leaseholders in accordance with the CIC’s articles and community agreements.
7. Rent and Outgoings
7.1 The Leaseholder shall pay rent of £[insert amount] per annum, payable [insert frequency], to The Lewes Commons.
7.2 The Leaseholder shall be responsible for all utilities and outgoings relating to the Premises.
8. Maintenance and Repairs

8.2 The Leaseholder shall promptly notify The Lewes Commons of any damage or required repairs.
9. Termination
