Event graph of Material as follow, then create its Mat Inst.
Fix UE lagging during play mode:
Set Pivot point of Mesh in Editor:
Add “Scene” Component parent above the mesh in Viewport, then pivort the arrow
Optimize Texture Setting:
DTX1 default Compression, and tick without alpha, if the texture only needs R,G,B 3 channels
