Design Process

Below is the design process for your outdoor design.
We offer this proposal, including all original concepts and designs, with the agreement that you will not share them publicly, on social media, or with outside contractors without the permission of Pratt Guys. We do encourage you to share the site internally with your family and friends and build excitement for your project!

Design Waivers

Scope of Work Waiver: The design presented is conceptual in nature and does not define the final scope of work. Refer to your approved invoice on Buildertrend for a complete and accurate description of your included scope of work. Features or elements depicted in the design that are not specifically included in the approved invoice are not part of the contracted scope, regardless of their appearance in renderings or drawings.
Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Landscape plan will verify specific plant species and sizes.
Survey Waiver: The design presented is based on the survey information provided by the client. Tree locations, topography, and other site-specific details are subject to verification and may require adjustments to ensure accuracy in implementation. Any discrepancies in the survey data could impact final design elements.
Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Summary of Revisions:

Both Options:
Removed pool furniture from layout.
Updated air conditioner locations and adjusted pool deck entry accordingly.
Changed rear house walkway to a flagstone path.
Flared driveway for improved access.
Option B Only:
Extended roofline over the outdoor kitchen.
Rotated and elongated the seating bar, moving the kitchen closer for better flow.
Relocated the outdoor shower to the bathroom side.

Tree Removal & Impact Assessment

As part of the design process, we evaluated the to identify the trees that may need to be removed due to health concerns or conflicts with the proposed layout. Trees are categorized as follows:
🔴 Red Circles – Trees that interfere with the proposed design.
🟠 Orange Circles – Trees noted in the arborist report as having issues.
🟣 Purple Circles – Trees deemed hazardous or recommended for removal by the arborist.

Daylight and Shade Analysis

The river is northeast of the project area.
Sunbathing should face slightly west for the best light.
The pool, tanning ledge, and spa have been oriented to maximize river views while balancing sun exposure.

Preliminary Layouts

Concept A

Expanded Original Design

Key Features:
Based on the original design but refined with a holistic approach to connect the Old Lodge, River Cottage, and the outdoor spaces.
12-foot grid layout for better spatial organization and alignment.
Tanning ledge and spa repositioned to face the river for a more immersive view.
Planters built into the pool to integrate natural elements and soften the space.
Centered alignment with the dining room window:
Pool, pool house, and reflecting pool are perfectly framed when viewed from the house.
The water bowl feature and reflecting pool act as focal points to draw people outside.

Concept B

Raised pool with curved infinity edge

Key Features:
Raised pool deck creates a subtle 1.5–2 ft elevation change, making an infinity edge more effective.
Curved infinity edge design for a softer, organic transition between the pool and river.
Beach entry for a natural feel and easy access.
Pool house reoriented to the south, enhancing views of the pool and river while eliminating its visual barrier between the River Cottage and Old Lodge.
Dining room window alignments maintained:
Tanning ledge and beach entry centered with the window.
Water feature and reflecting pool create a strong focal axis.
Outdoor Kitchen & See-Through Fireplace Idea:
Creates a multi-functional outdoor cooking and entertaining area.
Natural Boulder Fire Pit Concept for a more organic feel.

Concept C

Manor Pool with natural flow

Key Features:
Pool reoriented perpendicular to the river to maximize views.
Also features a raised pool deck to enhance an infinity edge.
Manor-style (Hampton-style) lawn-edged pool:
Grass meets the pool coping for a seamless, estate-like appearance.
Creates a soft, natural transition between the pool and surrounding landscape.
Lawn steps & planted transitions instead of hardscape-heavy edges.
Pool house repositioned for improved flow, with only the cabana columns separating the swimming and reflecting pool spaces. Again eliminating a visual barrier between River Cottage and Old Lodge.
Shaded pergola behind the pool to provide a comfortable retreat.
Centered sightlines with dining room window, allowing a clear view through to the reflecting pool.
Inspiration from classic estate pools, blending structured elegance with nature.

Features Shared Across All Concepts

Spacious shallow ends designed for recreation, including volleyball games. Sleeves can be installed for a removable net.
Redesigned driveway for a grander, more centered entrance, featuring a signature White Oak tree as a focal point.
Improved site circulation:
Pathways create stronger connections between the Old Lodge and River Cottage.
The eastern end of the dock is now integrated into the overall property layout.
Garden water feature positioned at key sightlines from the house, creating a private, tranquil outdoor retreat.
Reflecting pool enhances openness and serves as a transitional element, visually connecting the two residences and extending the outdoor space toward the river.
