Design Process

Below is the design process for your outdoor design.
We offer this proposal, including all original concepts and designs, with the agreement that you will not share them publicly, on social media, or with outside contractors without the permission of Pratt Guys. We do encourage you to share the site internally with your family and friends and build excitement for your project!

Design Waivers

Scope of Work Waiver: The design presented is conceptual in nature and does not define the final scope of work. Refer to your approved invoice on Buildertrend for a complete and accurate description of your included scope of work. Features or elements depicted in the design that are not specifically included in the approved invoice are not part of the contracted scope, regardless of their appearance in renderings or drawings.
Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Landscape plan will verify specific plant species and sizes.
Survey Waiver: The design presented is based on the survey information provided by the client. Tree locations, topography, and other site-specific details are subject to verification and may require adjustments to ensure accuracy in implementation. Any discrepancies in the survey data could impact final design elements.
Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Drainage Requirements
Drainage from all pools, spas, and hot tubs is not permitted into the common areas, the community’s drainage system, or neighboring properties.

Fence Requirement
Black aluminum open picket fencing (see picture below) is the primary, standard fencing allowed with an exception at lots 34, and 101-103, where 6’ tan vinyl fencing is allowed at the rear property line only.
Black aluminum open picket fencing shall be used at all lots abutting preserve locations, including but not limited to, lots abutting the development edge of the property.
All black aluminum open picket fencing shall be no higher than five feet (5’) and no lower than four feet (4’).
It is recommended that residents with lots abutting a conservation area consider a 12” setback from the property line to allow for maintenance.
No fence shall prohibit ingress or egress of a drainage easement and the ARC reserves the right to require the installation of access gates within the easement on a lot.
Side fences shall attach to a post that abuts the dwelling and extend perpendicularly to the side property lot line. Side fences shall not extend further than 15’ from the rear corner on each side of the home. Exceptions to this rule may be considered by the ARC on a case-by-case basis for pie shaped lots and unusual shaped lots. Factors to consider would be its impact on fence location for the adjacent neighbor’s fence and its placement upon their lot. The outside edge of the fence shall not exceed the outside edge of the side property line. If the adjacent property already has a fence, then the new fence shall be the same height as the existing fence; and, shall be connected to the existing fence post at a right angle unless lot shape inhibits connecting at a right angle – e.g., pie-shaped lots on a cul-de-sac. Installing a new fence post next to an existing neighbor’s fence post is not allowed. In lots that have developer-installed drains or manhole covers directly on the property line, a gate, instead of a fixed panel, is required to permit access.

Gas Tanks
No fuel or gas storage tanks are permitted, however, small storage tanks for the use of portable grills, outside kitchens, fireplaces, and hot tubs are permitted when they are concealed within the apparatus.

Paver Patios
All extended patios must be made of concrete or approved brick paver material/color and be graded away from the existing slab to complement existing material. Residents are responsible for any damage incurred to the utility service and/or the adjacent property. Extended patios shall not have any surface higher than thirty inches (30”) above the residual ground level unless surrounded by a railing.

Pool Equipment Pad
To be screened from street view using landscape materials or a wall structure. A wall structure may not exceed 48 inches in height, shall be constructed in the same fashion as the home and using the same construction material (i.e., stucco or hardy board), shall be the same color as the home’s exterior, and landscape material must be used to shield and soften the appearance of the wall structure from common area view.
Fence panels are not considered acceptable screening materials. General guidance is that all equipment screens allow a minimum of a two-foot clearance to allow for adequate air circulation and not be placed within 3 feet of the property line.

Materials Approved for Accessory Structures
The architectural design of all alterations, repainting, and renovations to the exterior of any home shall conform to the design of the original home in style, detailing, materials, and color.

Outdoor Kitchens
Outdoor kitchens may only be located on a paver or poured concrete surface and shall be of a color and design compatible with the architectural theme of the home. Outdoor kitchens shall be at least ten feet (10’) from any property lot line and may only be in the rear yard or lanai. Outdoor kitchens shall be compliant with all applicable government codes, including fire and safety requirements.

Pergolas
No point of the pergola structure may be any taller than the underneath edge of the roof eaves. Vertical members shall be pressure treated wood, redwood, painted, vinyl, or aluminum treated to give the appearance of wood and be set in concrete. Color of the structure shall be brown black or earth tone and shall complement the home. A decorative lattice may be used as a cover or side decoration but may extend no more than fourteen inches (14”) down from the top of the pergola frame and must match the pergola in color. The pergola may not exceed the width of the rear or extend past the sides of the home, but may be covered with comparable materials as the home.

Roof Pitch Requirements
The roof slope of any hard/shingled roof shall be consistent (similar pitch/slope) with the existing rooflines and be tied into the existing roof structure. Any roof alteration shall have the appearance of being part of the original structure.
A request for any hard roof alteration shall be accompanied by photocopies of the architectural drawings and written specifications that will be submitted to the County. In no case shall the pitch of the roof be less than a 4/12 slope. The lowest edge of the new roof extension shall not be lower than the lowest point of the existing roof.

Screen Enclosures
Screen enclosure additions (patio screen enclosures and pool screen enclosures) shall be constructed of bronze metal framing with standard charcoal color screen (not to be confused with solar screen). Screen material referred to as “20/20 screen” is recommended to minimize insect intrusion. The screen enclosure shall be fully attached to the home on at least one of the screen enclosure’s sides, have a minimum width equal to or greater than the width of the lanai. Screen enclosures shall not extend beyond the width of the rear of the home and can extend to within 5 feet of the rear lot line but in no case can they extend into an easement. Only gable, gable/hip, gambel, or mansard rooftops constructed from screen material are allowed. All screen enclosure additions shall be constructed on poured concrete footers and be anchored in accordance with county building guidelines. A screen enclosure structure may have a matching color vinyl kick plate around the bottom.
Screen enclosures may not be higher than the highest ridgeline of the roof on the home and no lower than the home’s lowest roofline. Homes encompassing a combination of one and two-story elements will be evaluated on a case-by-case basis by the ARC.

Screened Lanai
Residents with a covered lanai may later enclose the lanai with bronze metal framing with standard charcoal color screen or a combination of windows and standard charcoal color screen.
