Design Waivers

Scope of Work Waiver: The design presented is conceptual in nature and does not define the final scope of work. Refer to your approved invoice on Buildertrend for a complete and accurate description of your included scope of work. Features or elements depicted in the design that are not specifically included in the approved invoice are not part of the contracted scope, regardless of their appearance in renderings or drawings.
Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Landscape plan will verify specific plant species and sizes.
Survey Waiver: The design presented is based on the survey information provided by the client. Tree locations, topography, and other site-specific details are subject to verification and may require adjustments to ensure accuracy in implementation. Any discrepancies in the survey data could impact final design elements.
Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Spa Therapy Jets

The current invoice includes eight (8) therapy jets, but the bench layout and jet placement are very customizable.
Default setup shown:
Eight jets evenly spaced
Roughly one jet per seat for balanced back therapy
Customization options:
Multiple jets at a single seat (upper back, lower back, or both)
Jets located in the footwell for leg therapy
Some seats with no jets and others with multiple jets
Not all seats need to have the same number of jets
Cost notes:
Fewer than eight total jets would reduce cost
More than eight total jets would increase cost per additional jet

👉 Questions:

Do you want to keep the standard evenly spaced layout, or customize the jet placement?
If customizing, do you have any preferences for which seats get more or fewer jets?

Tanning Ledge – Umbrella Sleeves

The design currently shows two ledge loungers, which is what comfortably fits based on the existing pool footprint. The invoice includes two umbrella sleeves, which aligns with two loungers.
Umbrella sleeve placement options:
Outside of the loungers
Keeps views more open from the house and spa
Slightly reduces clearance near the stairs
Inside of the loungers
Easier passage near the stairs and ramp
Slightly more visual obstruction
Shade considerations:
Sun exposure is strongest from the west and southwest
Umbrella sleeves should be placed symmetrically (both inside or both outside)
Each lounger will receive better shade at different times in the late afternoon
Both loungers will have good shade coverage around midday

👉 Questions:

Do you prefer the umbrella sleeves on the inside or outside of the loungers?
Are you comfortable keeping two loungers, or would you like to explore adding more?
