Most line items that will be used can be found in the HMR category. There will be some that can only be found in the WTR category (ex: Ceramic Tile removal), most of these items that are only in the WTR category are non-porous materials.

The Estimate Workflow / Process for Mold Estimates
Like all estimates the estimate should tell the story of the job and the easiest and best way to do this is to place the line items in the order that the work should be performed.
General Conditions Folder
All your PPE, filters, debris disposal, equipment, equipment monitoring* and a few other things will go here.
Personal Protective Equipment
HMR PPE+should be used and the formula associated with it is:
(number of techs * 2) * Number of Days
The 2 inside the parenthesis is to cover two changes per day for each tech. The techs change into new PPE suits after lunch, which is required by the S520.
Line Items for PPE Items
HMR PPE+
HMR PPERF || Full Face Respirators, your calculation will be:
number of techs * number of days
HMR PPERCM || Respirator Cartridges, calc will be the number of techs.
Filters:
HMR FHEPA- Hepa Filter for normal sized Air Scrubbers. In most cases you should put a .5 as the quantity because most insurance companies know they are never changed for each job.
HMR FHEPA< - This is a HEPA filter for our hepa-vacuums. You can use a 1 for the quantity.
Equipment:
HMR NAFAN - Air Scrubber/Negative Air Machine. Most of our machines are in this size range.
Debris Disposal:
DMO PU - On normal sized jobs
DMO DTRUCK - On larger jobs that do not have a dumpster load.
Estimating Rooms
This is where telling the story with the order of your line items begins, we should always estimate according how the S520 states. If an Adjuster bitches after the fact, so be it. They are not going to give us less work because we are following standards/protocols.
This isn’t going to go over what line items to use, this will be the order of operations and the flow of the job.

Ceiling Demo
Wall Demo
Flooring Demo
Below is the first step (Initial) in the two step cleaning process
Apply Anti-Microbial to the removed material:
This amount of Square Footage should match the amount of square footage removed. Remember, if you are using a demo drywall using Linear Feet you will have to take that number and multiply it by how high that specific line item states. I personally don’t count the baseboards in this factor.
Hepa Vac That Same Amount
On both of these line items you should add the note “Initial” to them.
Now we start to clean the material that is exposed
