The garage doors at Bagamoya are made of Meranti wood (and by some contractors’ estimates over 30 years old). It is more expensive than aluminium, but will last for many, many years if properly taken care of.

All garage owners pay a monthly garage levy to help with the maintenance (inspections, repairs, oiling, painting). On occasion, some doors or parts might need repair or replacement.

Section 27 of the Sectional Title Management Act deals with this and states that 50% of it is considered the owner’s and 50% the Body Corporate’s responsibility.

If owners make small or superficial repairs or upgrades (such as small patches or changing locks) they generally won’t need permission. For any large changes, repairs, or upgrades, as with all other things facing the common property, they will need written permission.

There could be instances where the owner decides on an upgrade or repair that would be entirely for their own account (such as adding an electric motor; replacing panels or the door in its entirety). Other times the trustees may decide, based on independent third-party advice, to repair or replace a door, where the cost will be split 50-50 between the owner and the body corporate. Otherwise, if a door is beyond repair, and will need to be replaced, the replacement could either be seen as maintenance or an upgrade, depending on factors.
