Below is the design process for your outdoor design.
We offer this proposal, including all original concepts and designs, with the agreement that you will not share them publicly, on social media, or with outside contractors without the permission of Pratt Guys. We do encourage you to share the site internally with your family and friends and build excitement for your project!
Design Waivers
1️⃣ Color and Selection Waiver: The drawings' materials and colors are for conceptual purposes only and may not represent your final selections. The Material and Color Selection Finalization Form takes priority over any shown materials or colors. Please note that actual colors may vary from what is seen on monitors or when printed.
2️⃣ Landscape Waiver: Any landscaping depicted on renderings is for conceptual purposes only. Client must obtain landscape plan to verify specific plant species and sizes.
3️⃣ Special Features Waiver: Depictions of special features such as water and fire features are for conceptual purposes only. The velocity and volume of the water or fire will vary.
4️⃣ Engineering Waiver: Structural elements depicted on renderings are for conceptual purposes only. Engineering takes precedence over the size, location, and products used for structural masonry, wood framing, roofing, floors, etc.

Zoning Ordinance:
The Planned Rural Development (PRD) zone type your home is in states that only agricultural accessory improvements can be built in the reserve area on your property. That means the St. Johns County planning department would deny our permit application to build your backyard project beyond its approved development area. However, after Pratt Guys staff reviewed the language of the zoning ordinance we are working closely with SJC Senior Planner Justin Kelly to challenge the restrictions on the placement of the backyard design. Upon completion of the city's planning staff's assessment of our request to challenge the PRD language, our team will have a clear direction for the next steps.

Feasibility Study
The Building Department stated that accessory structures such as pools, cabanas, and pavers are allowed in the Development Area Buffer
The Building Department also stated that the typical use for the Reserve Area is agriculture and livestock. We submit a dummy permit to determine if any potential issues with placing a pool or cabana in the Reserve Area.
Project Scope
Discussed if Sonya and John want to include a pool slide. Jack suggested using a sculptural style pool slide if they do decide to include a slide.
Sonya stated that they may want to eliminate the spa from the project scope.
Sonya stated that the pool would be used primarily for hanging out and for the kids to play. It will be used for exercise as well, but not serious lap swimming.
Sonya listed possible appliance for the wet bar could include a sink, beverage center, wine cooler, and ice maker.
Sonya stated they are not interested in sun bathing. They will want lots of shade umbrellas.
Project Design
Jack wants to highlight the openness of the space by incorporating grass and landscaping into the pool and hardscape design. The pool will have a traditional and elegant style, and the cabana will complement the bourbon barn. The goal is to create a cozy and inviting atmosphere.

Next Steps
Jack will provide multiple 2D layout options for Sonya and John to review by 11/20/23. Once a 2D layout is approved, Jack will proceed with creating 3D designs and renderings.
Sonya will provide contact information for her decorator so that she can be part of the design process as well.
