Packouts

Packout estimates not only include packouts, it also includes content cleaning, storage and move back.

Summary

Estimates that are mainly Contents driven, are sometimes ran by a different adjuster and they also are usually paid much quicker compared to structural estimates. The overall flow of your pack-out estimate should have the floor plan sketched (Which you should have because of the main estimate that needed a pack-out). The phases of your estimate should be like this:

Packout

Materials - Boxes & Tags, Bubble Wrap, Stretch Film, Furniture Pads, Packing Peanuts, Plastic Couch/Chair Covers
Labor - Determined by a Unique Calculation
Cleaning of Contents Inside That Room, individual large items as well clean per box charges.
Equipment - Vehicles (each per day)

Storage

Entered as a Custom Line Item with a flat rate charge per unit per month.
This entry in some cases could change based on when the work is completed and the customer wants their items back.
Note: It is always better for us to give a credit versus trying to get more money if storage last longer.

Move Back (Pack Back)

Materials - Boxes & Tags, Bubble Wrap, Stretch Film, Furniture Pads, Packing Peanuts, Plastic Couch/Chair Covers
So when we pack-out items from a house that had a fire/smoke damage we put the affected contents in a box, it would be dumb if we reused those dirty boxes to put the contents we just cleaned in the same box right? Labor - Determined by a Unique Calculation

Labor

Labor is done in two different ways within a pack-out estimate. The actual packing, inventorying and closing a box has labor factored in, and by using a tag, like a dresser or desk - that item doesn’t fit in a box, and it will be moved directly to the truck to be taken to our warehouse to be stored and cleaned. Those type of items will be a tagged item.

Tagged Items

These items are easy, they are just counted individually by room. So, if Bedroom 1 has - [2 Dressers] [1 Desk] [1 Office Chair] [2 Bed Rails] [1 Headboard] [1 Footboard]. You would have a total of [8 Tagged Items]. in Bedroom 1.

Boxed Items

Now, there are separate line items that factor labor based on the size and in some cases type of the box. If the box is in yellow, that box is material only, does not include labor to actually pack it.

Labor Calculation

The labor that is not calculated within (some of) the box line items above is best looked at like this;
Carrying each box from as part of the Pack Out portion
Home to the Truck - 🏠 👉🏾 🚚

Now, returning the line items to the home that doesn’t factor packing the boxes in new boxes after being cleaned/restored.
Carrying each box to/from as part of the Move Back Portion:
Warehouse to the Truck - 🏢 👉🏾 🚚
Truck to Home - 🚚 👉🏾 🏠

Formula

# of Boxes ÷ 3 = [y] * .25 = [z]
# of Tagged Items * .25 = [x]
For the pack-out portion, this calculation would be done twice. Once to represent Home to Truck and Truck to Storage.
Home to Truck
# of Boxes ÷ 3 = [x] * .25 = [y]
# of Tagged Items * .25 = [z]

Truck to Warehouse
# of Boxes ÷ 3 = [a] * .25 = [b]

And the move-back portion the calculation would be applied twice. This will be placed on the Move Back portion of the estimate tree.

Content Cleaning - Tagged Items

The Xactimate Price List is a monster, there are over 5 million items within the price list, ≈4 million of that are contents items. There is no way you will remember all the line items, however - learning how to search through Xactimate will be a skill that will keep on giving. We will go over that in the Xactimate section of this SOP.
Below we will list some of the larger items that you will encounter during a pack-out job. In this situation, these items won’t be in a box, so they will have to be cleaned individually. We won’t go over every single item that is possible during a pack-out, but we will go over situations where you might encounter a wall - however, you’ll learn that it is just a speed bump.
