Rental Agreements
Everyone signs a rental agreement with Atlan LLC for the space they are living in.
Rental fees are due at the beginning of each month, and will be considered late after the 5th. Cash, checks or direct deposit all work. Please use the box and write on your check what month and place it is for. If you are leaving cash, please use an envelope and write these items on it.
Utilities
Cabin uses predominantly wood for heat, with a small heater/blower mounted in the hall for extra support. Additionally some people use electric heaters but should be used sparingly as they are costly.
Wood Stove and Wood
We buy oak for long burning over the nighttime. It produces a lot of ash and needs to be cleaned out periodically. There is a small amount of fir for starting fires, and more can be brought over from outside of the Artifactory.
Regular Chores:
~Carrying wood in to stack behind the stove
~Sweeping that area and around the stove
~Keeping paper products like egg cartons for fire starter
Cleaning
Keeping the cabin clean includes sweeping, vacuuming, dusting, mopping. The bathroom needs attention every weekly: bathtub, sink, counters, floor, toilet. The shower curtains either need to run through the washer to remove orange mold, or I have found that cleaning them with OXO while in the shower can be even easier. The vacuum cleaner is being serviced 4 times each year and will be away for a couple of weeks. (la will take it in) The bags cost $5 each so please consider what level of stuff is being collected. (use dustpan to the outside for some leaf and debris)
Special cleaning projects:
~ the lid under the dish drying rack
~sweeping the porch around the shoes
~cleaning out and organizing the wood shed
~the storeroom needs sweeping and organizing, and sometimes during wet months, drying out.
Recycling & Trash
Currently we round up our recycling and trash every month or 2, to take a load to the dump.Please always break down boxes and place them in the right side of the wood shed. Trash bags, go into the large lidded trash cans to keep critters away. Recycling: keep it clean and dry and bundled in the blue bags of mixed recycle.Please read the guidelines and know what is actually recyclable. Glass goes in the bin under the bench on the porch.
Composting
At Kinnectar we compost our food scraps. Citrus peels must be put in the trash. Meat scraps? Keep the bucket on the counter emptied outside into the bucket, use the lid as critters can get into it. When the bucket is full, please put in the larger compost on the far side of the parking area. Use straw and ash or leaves to layer the food scraps.
Laundry
Cost for washing or drying laundry is $2 for each. Please put cash into the glass jar behind the dryer.You may keep a tab but please pay up every couple of months.
Someone will need to do the “community items such as dish towels and random bathroom hand towels.
Guests
Guests are encouraged to come! We have a standard contribution per night for those who visit our community. It is $15 per night and we do have beds and bedding but also encourage people who have their own sleeping bags etc to use those especially for only one night. People coming to work at the community pay $10 per night.
There are sheets,pillows and blankets for guests to use. If it is your guest, please include their laundry with your own.
Kinnectar Coop
The coop exists for food security and to serve our neighborhood. People will be stopping by regularly to buy food. La keeps the coop stocked and will be checking regularly. She also collects the money from the red box.
Please keep the area around the coop neat and clean. It is one place that the community comes regularly and we would like to invite food shopping into a tidy space.
Additional dry goods are stored in the storeroom behind the cabin. Lids must be closed tightly to avoid moisture.
Please save the half-gallon jars for coop nuts, seeds etc. They are with the other jars.
Plants
The plants in the cabin will need attention….Light and Water and knowing how much of each.
